WHY GET A PRE-SALE INSPECTION?

Your real estate agent may want you to get a pre-sale building inspection as part of the marketing of your house. We’re not saying you shouldn’t get one done…hear us out. For us, “marketing” is not the true purpose of the pre-sale building report!

A “pretty” building inspection report that lists no (or minimal) defects is not only disingenuous, it can damage your relationship with buyers. A portion of property purchasers already feel like they’re being set up or taken advantage of, so presenting them with a report that is literally too good to be true just smacks of insult.

We know, from experience that a lot of savvy property buyers do not trust a building inspection report that they didn’t commission.

So why get a pre-sale inspection report?

Our 3 Step Game Plan:

1. Have a thorough report done so that you are aware of all the issues. Once you know the true state of affairs, you can choose to do whatever you want with the report.

2. You can then proceed to fix items that appear on the major defects list…and then keep the original report so that you can show prospective purchasers that the major defect items have been addressed or alternatively do not show prospective buyers the report and let them get their own building inspections done once the house is under contract - chances are, a lot of buyers will do that anyway. But at least this way you’ll know what to expect and will not get a shock. If you DO fix anything that was on your list, make sure you keep the receipts!

3. Alternatively, have the report done and do not address any of the items - adjust your sale price accordingly and let buyers know that you are aware and have taken those items into consideration.
