SHOULD I ATTEND THE BUILDING INSPECTION?

Absolutely you should attend your building inspection! You have the right to be there.

If you can’t that’s fine, you’ll still get a report full of photos with detailed descriptions as well as a consultation with the inspector over the phone to ask any questions you might have later…but if you can come along you get a lot out of the inspection that you might not get otherwise!

Here are our TOP 3 Reasons to come along:

Your friendly local building inspector wants to help you understand your purchase

  1. On the day you’ll be able to get the word from the inspector what he thinks about the house. We’ve noticed a trend where the agent and seller only give you 7 days to complete your pest and building inspection clause, which is tight. But if you come to the inspection, he’ll be able to point out defects so you’ll see it in the flesh and know exactly where everything is. You’ll get the word on the day - and with us, the consult on site matches the report. There’s no jack in the box scenario where the report is totally different to the inspection.

  2. Another valuable point is that if you want to change anything, you can talk about it then and there with him: Is this wall load-bearing? Can I change this window into a door? Can I delete this tub? He’s a builder – he can tell you what you can and can’t do to the property, if the kitchen carcass is still in good nick and approximately how much more time you’ll get out of the sealant in the shower. It’s an opportunity to get a consultation at the same time, so that’s another thing.

  3. It gives you just a bit more time with the house. An opportunity to measure the fridge space, and have another look at the property which, quite often in this process, you’ve only seen the house one or two times before putting your offer in! So it’s another opportunity to get a handle on where you’re going to be moving, visualise yourself there and catch up with your future.
