How to pick your builder
Choosing your builder is one of the biggest decisions in the building journey.
It’s about more than just price and timing:
Do they get your style?
Do you trust them?
Do they communicate clearly?
Do they operate professionally?
Because here’s the truth:
You’ll be in a relationship with your builder for a year or more. If the relationship is rocky, the process will feel like a slog — and in too many cases, it ends in defects, hard feelings and disappointment.
Picking the right builder is crucial, since you’re going to be in relationship with this person for between 1-3 years!
So here are our TOP 3 TIPS:
Ask around for recommendations from people that you like and respect. You might not know too many people who have built, but you can always rely on Local Community Groups and Google to help with your research…notice I said help with your research. Not do all of it, after all you have personal taste and Google doesn’t know you.
Since building is a balancing act between style and cost, we recommend you head to a neighbourhood that has a lot of new homes that are similar - or seem like they’re in a similar price range to the one you want. There, you might see builder’s signage with names that you didn’t know and maybe wouldn’t have considered before. Once you’ve got a few names, check them out online. See what they’ve chosen to put up on their websites. The past job photos, the prices and architectural plans they’ve used can all be clues into whether or not this is your builder.
Once you’ve got the list down to 2, make a meeting and try to get a sense for how they communicate. Ask a bunch of questions, ask about their process and try to assess if you can see being around that person for the long haul. Maybe your build is blessed and nothing goes wrong but it’s better to plan for the worst and just hope for the best.
The right builder is about fit, not just figures.
