Know exactly what you're buying, before you're locked in

An independent building and pest inspection from a licensed builder with more than 30 years on the tools. You get a report that explains what actually matters, not a list of photos you can't interpret.

Why buyers choose Dwell

An inspector who works for you, and nobody else

Most people meet us at the most stressful point of the purchase. Our job is to make that part calmer and clearer.

Completely independent

No ties to agents, builders or anyone who benefits from the sale going ahead. The report says what we found, full stop.

Licensed in NSW and QLD

A licensed builder, not just an inspector. That means we can tell you how something was built, and what it takes to put right.

Reports in plain English

Issues are prioritised, explained and put in context, so you know what's urgent, what's normal wear, and what's worth negotiating on.

Someone actually answers

Call us and you'll get a person, not a booking system. Most buyers are working to a deadline and we know it.

Court-standard documentation

We also prepare expert witness and defect reports, so our documentation holds up if a purchase ever turns into a dispute.

Local knowledge

Working across the Gold Coast, Tweed Coast and Byron Bay, so we know what the local climate, soil and build styles tend to throw up.

What's included

What a pre-purchase inspection covers

A thorough visual inspection of the property, inside and out, with everything documented and photographed.

  • Roof space, roof covering and guttering
  • Subfloor, footings and visible structural elements
  • Internal walls, ceilings, floors and joinery
  • Windows, doors and wet areas
  • External cladding, decks, stairs and balustrades
  • Signs of movement, water ingress and past repairs
  • Fencing, retaining walls and site drainage
  • Timber pest activity and conditions conducive to it
  • Safety hazards worth knowing about
  • A written report with photos and priorities

Inspections are visual and non-invasive unless otherwise arranged. We can't see inside walls or under fixed surfaces, and where something needs a specialist we'll say so clearly in the report.

How it works

Three steps, no mucking about

1

Get in touch

Call or send your details with the property address and your timeframe. We'll confirm availability and price up front.

2

We inspect

We access the property, work through it thoroughly and photograph everything worth recording. You're welcome to be there.

3

You get the report

A clear written report, promptly, and a conversation about it. Ask as many questions as you need before you make your decision.

Also available

Pre-sale inspections

Find out what a buyer's inspector will find, while you still have time to deal with it on your terms.

Common questions

Before you book

How quickly can you inspect?

It depends on the week, but we work to buyers' deadlines and cooling-off periods, so tell us your dates when you get in touch and we'll be straight with you about what's possible.

What does an inspection cost?

It depends on the size, age and type of property. The quote calculator gives you an estimate in under a minute, and every quote is reviewed and confirmed personally before booking.

Can I come along?

Yes, and plenty of people do. It's often the easiest way to understand what's in the report, because you can see the issue while it's being explained.

What if you find something serious?

We explain what it is, how significant it appears to be, and what would normally happen next. Where something needs a structural engineer, pest treatment specialist or other expert, we'll say so rather than guess.

Do you inspect new builds as well?

Yes. Stage inspections during construction and handover inspections at practical completion are a big part of what we do.

Buying is stressful enough

Get an independent set of eyes on the property and make your decision with the full picture.

All inspections are visual and non-invasive unless otherwise arranged, and reflect the condition of the property visible at the time of inspection. Reports do not constitute legal or engineering advice.
